Bookings are 'TO' a date NOT 'THRU' to the next day.
 
Dates given do not include the last night..
ie:- If you are booked to the 11th July you must leave by 10am on the 11th July... NOT the 12th! 


Please call us on 9666 7368 ('rent')or 0412 118 604 at least 20-30 mins prior to arriving at the apartment.
If arriving at the airport, call us before you leave the arrivals area. We will then meet you at the unit with the keys. 

Generally check in is after 2 pm. If you are arriving early , and require early check in, you may have to book and pay for the day before arrival as otherwise the unit may be occupied up to 10 am  and not be ready or cleaned for your arrival. Also if you require a late check out,  and must stay in the unit due to babies/illness etc, you  have to book and pay for the extra day so that you can leave late.
***Generally if there is a day or more gap between the bookings we will allow early access or late departure for a 'half day ' fee..BUT...this is not Guaranteed. If the incoming or outgoing tenants extend their booking at any time, you will not have access until the above time, or must depart at the agreed time if you have not booked and paid for the extra night. Pre-existing bookings always take precedence over alterations.

On arrival we will meet you personally and will ask you to sign a lease agreement which will include a security deposit clause, either in cash or on credit card authorisation , against damages, telephone bills etc. We will also require photo ID or passport of one adult in the party.

On departure, we will arrange to meet you to collect the keys and refund cash deposits if needed. Please do not forget to take remote garage controls out of cars prior to departure, and leave these in the unit.

How much are the units,  and are there extra charges or taxes?
The prices can vary on each booking depending on length of stay, number of people, time of year. A guide to general prices can be found on RATES. When you are quoted a price there are no extras, except for the telephone,$10 per week local calls only,cots and high chairas, or extra linen, if requested. The currency is generally in Australian Dollars, no taxes apply,  as these units are classed as private residential accommodation. No extra cleaning fees are charged unless the unit is left in extremely dirty condition or if  there are damages or stains. 

How do I find out if the unit is available?

We will hold the unit for your dates for 24 hrs after you confirm that it is required, pending the payment of the deposit, after this it will be released for other bookings. Please note that generally check in is from 2 pm, check out by 11am. If you have arrival details/times, please let us have them, see check in/out for details of early/late arrivals/departures.

What happens if I change my dates?
Rental lengths vary, we can accept from short or long rentals...but it always advisable to pre book.
If accommodation is available on a 'walk in' basis I will accept an immediate booking.  
Any Quotes are given for the period that you originally requested. If your dates change radically, we reserve the right to requote or to cancel the booking with charges applying as per TERMS and CONDITIONS. Minimum notice to vacate is two full weeks.
In most cases  if your dates change by one or two days, I am happy to oblige, and adjust the dates with no charges, if there are pre-existing bookings it may not be possible to extend your stay .
If your flights are cancelled or changed, please advise me. If for any reasons you lose all or part of your deposit I would issue a statement for your insurance should this be required.
'No show'  apartments are held for 24 hrs and then the full deposit is forfeit and the unit may be re-let, so if you have a major delay, please call me and let me know as soon as you can.

Christmas and New Year bookings- Special rules                            TOP of page ^
This period is the busiest time of the year. Prices are very different for the two peak weeks around this time, and for the following month of January. Please enquire for details

Quotes for longer stays will have prices calculated to include these 'peaks', and if the bookings are changed, the prices may alter! Deposits are generally $1500 per booking for this period.

To confirm your booking we require a deposit. Generally this will be $1000, Shorter bookings may require full pre-payment. Xmas and New Year bookings require $1500 deposit.
Credit cards  payable by mastercard or Visa or Bankcard only, ( no Diners/JCB/Amex .) You can e-mail, fax or telephone your credit card number , name and expiry date, whichever you think is more secure.  a 2% fee is added for all card transactions except the deposit payment.
EFT ( electronic funds Transfer)
 Any deposit or rent Payments may be made by EFT  To Sydney Executive Rentals   Westpac Bank Randwick bank code 032 056 Acc No 154347. These usually take 24/48 hrs (working days) to clear,  within Australia, and can take up to 3/5 working days from overseas. 
Cheques  by prior arrangement only, and only usually with 6 working days in advance, to allow clearance..We cannot accept cheques for the payment of balances on arrival except by prior arrangement.

Travellers cheques, only in Australian dollars and filled and signed in our presence, passport ID is required.

How do I pay the balances and when?                                          
The balance of  rentals , is payable on arrival. We request that this balance be paid in cash or  Aus$ Travellers cheques if possible, credit cards accepted if not,  but there will be a handling charge of 2% added .
On longer leases  on arrival two months rent ie..one month in hand, and then you must pay monthly in advance. This ensures that you are paid at least two weeks in advance ( the notice period), at any time.

How/when do I make a booking?  How is it confirmed?                TOP of page ^
You can reserve and book at any time after ensuring that the unit you require is available. To Book we will require a deposit to secure the booking and when this is received,  it will be confirmed to you by e-mail or fax. Please be aware that bookings are taken on a 'first come' basis, so that if there is a delay between your enquiry and the deposit payment, the unit may not still be available.
We will hold a unit for 24 hrs after you have indicated a desire to Book, this allows time for you to give us details of your deposit payment. After this period the unit will be released for other bookings.
When the full deposit is received and cleared, we will confirm to you by e-mail or fax the full details of your booking, the address and telephone number in the unit, the balances payable and check in/out arrangements.

Can I get an Invoice/Receipt?                                                        
Yes, please ask me for any paperwork required. All payments are receipted.

Can I or a friend inspect the units before booking?
Of course, we are happy to show you the unit. We can obviously show you only if the unit is vacant, as we do not disturb tenants. Please call me to set up a date/time so that I can show you the unit.

Why do I have to authorize and sign a security deposit?
On arrival you will be asked for a security deposit. This is usually an 'authorisation' ( not actually debited)  to charge a card in the case of loss or damages,  or Aus $1000 cash refundable on departure. Loss of keys, damages, stains etc as well as breakages may incur costs to your account. This forms part of the rental agreement you will sign on arrival.  If something is lost (eg keys),  broken, or damaged,  please let me know, and we can sort it out at the time.

What is the best way to get from the airport? How long does it take from the airport? Do I need a rental car? Do you supply transport from the Airport?
Sydney International airport  is only about 12 kms from the units, both Bondi and Coogee/Randwick. This takes about 15/20 mins by taxi or car and costs (depending on traffic) about $30/40 for a normal 4 seater cab or station wagon, or $40-50 for a 'maxi taxi' 6-9 seats. There is a taxi rank at arrivals which is easy to pick up from, and the queues are usually pretty short and fast moving.
I strongly suggest that unless you know the area, that you do NOT pick up the rental car from the airport after a long flight, instead,  hop into a taxi cab to the accommodation quickly and easily, and get the car later. If you do see the driving instruction link (eg Coogee) on each property page for driving instructions from the airport to the property. Limos can be arranged and start at Aus$100, stretch from Aus$180. I do not feel that a car is needed for Sydney centre, in fact it is often a liability, as the parking fees are high, but if you intend touring, then yes, get a car for a few days. The cheapest at present is Bayswater Car hire.. Buses and ferrys are good, interesting  and well priced.

Unfortunately as of FEB 2008, we have been forced to remove the landlines from the units as these are hardly used, most people having mobiles these days. As we are aware that some overseas clients may need to make calls locally, we can supply mobile telephones for a flat fee of $25 plus whatever credit is on the telephone. These are pre paid mobiles, and can be topped up at any newsagent by purchasing a 'voucher' for whatever value you wish to put onto the telephone, or on the internet by credit card. We do require a $100 refundable deposit for each phone and charger. They are Nokia mobiles and we are currently investigating if we can use these for a dail up ADSL which some clients may require.

Extra Guests                                                                             TOP of page ^
Your booking has been made with a specified number of people. Any extra guests implies that you are breaking the agreement made, and the booking may be cancelled immediately. We are subject to safety and fire regulations, and if you have extra people in the unit you are also breaking these regulations. Extra fees may be imposed, or the booking cancelled at the absolute discretion of the agent. Cancellation fees may also apply. There is a $20 per week charge for the linen for the sofa bed and extra person.
We are not going to be unreasonable if you only have one or two people for a night, but if we feel that you are overcrowding the apartment, or benefiting from a discount for less people, we reserve the right to make our own decisions.

Can I bring a pet with me?
 No! Sorry No pets... just the kids!

What is the real meaning of life?
We are still working on this.. so far the partial calculation shows the answer to be 41.99999999999 recurring... bring a beach towel with you! Just kidding!

Are the units close to the city/Shops/Medical/Buses etc ?   TOP of page ^
The units are all located in suburbs around the centre of town, and with the exception of ref 127, are all within a maximum 10 min walk to the beach ( about 350-400 meters). The city is about a 15 min bus ride away, and local public transport is regular, safe and clean... ( usually!).  Buses run every 10-15 mins on average ( 20-30 mins at weekends and holidays) and throughout the night also. The furthest any unit is from a bus stop is 100 meters. Shops restaurants and cafes are also within walking distance of all units, maximum 350 meters to the nearest, and mainly closer. The Opera House and Rocks area of Sydney are about 20 mins by bus, 15 mins by taxi ( cost $20-25) from all units.

The major Hospitals of Sydney are all within a few Kms of the units, Prince of Wales, Sydney Womens, Sydney Childrens, St Vincent etc, even within a few hundred meters of the Coogee Units  refs 1575, 575 and 1175( 400 mtrs), also the University of New South Wales and the Australian Gradtuate School of Management ( AGSM)  is close to the Coogee units ( 5/600 mtrs).

What is supplied/appliances  in the kitchen? Is there an iron/ laundry facilities?
The units are full self catering units with internal laundry facilities ( washing machine and dryers, with irons and ironing boards). They have full kitchens with ovens, microwaves, cooktops ( 4 burners), coffee makers, toasters, grills. There is a full complement of crockery cutlery and pans, serving dishes and kitchenware.  There are mops and brushes and a vacuum cleaner. On arrival there are rubbish bags, soap and toilet paper, and some detergents supplied. It is up to the clients to supply products after these run out. You do not need to replace these on departure. We ask tenants to bag and place their own garbage in the bins at each building.

Yes, gas or electric heaters are supplied, although the temperatures are rarely so low as to need major heating.

Can I have more than one car? What is the maximum height for a vehicle?
       
All units have one standard carspace allocated. Some units have visitors spaces for occasional use, and all units have plenty of on street parking if needed. There is generally no room for trailers or caravan/mobile home vehicles.
Bondi units only  have a maximum height of 1800mm length of approx 2.4 m and a weight limit ( no large 4wdrives or people movers over this height, or vehicles with large roof racks please) Other units generally have a height limit of 2000mm ( 2m). 
      All of the units have a security door to the parking area, and individual lock up garages. Some of these however are too small to take people movers/7 seater vehicles, and are quite narrow, so visitors spaces are sometimes used for these vehicles. You are supplied with a garage control  on arrival/ check in. There is generally no room for trailers in the unit parking areas.

What is the local voltage?
240 ac. Visitors from  110v areas need a step down transformer. For all others on 240V It would be useful to bring an adaptor plug from your own system to Australian although there may be one in the unit.


Are the units in a safe area, are they secure?
All the units are in residential areas and buildings, where the majority of occupants are long term residents. This means that in general the buildings are quiet and peaceful, and the residents take good care of the buildings and common areas. They all have security doors with buzzer access. The suburbs they are situated in are all residential and safe areas, walking at night is not a problem, and the areas are suitable for families.

Are there insect screens?
All units have insect or security screens on windows and terrace doors.

Do you supply cots/cot linen or infant baths?
 Cots.. we have a wooden fold out cot for infants available on request..one off rental fee $20 for the cot and high chair, but if this is already rented we will have to rent one and charge you for it. We have a local supplier who will deliver ( $20),  rent ( $44 per week cots),  and collect ($20). You will have to supply cot linen for your own child. Cot linens:- For legal  and hygene reasons we are unable to supply these. Please bring your own


What should I bring with me?
A beach towel, the family, and an extra bottle of duty free, as customs will not collect duties of under $50 AS LONG AS YOU DECLARE IT!..Fill it in on the declaration card! There is an excellent duty free just before the baggage collection area, so you don't have to bring it with you, and the prices are very competitive to most airports. All linen is supplied, but there is a charge for extra linen for the sofa bed of $20 per week, which also covers the extra occupation. Linens are supplied weekly, but there is a washing machine in every unit in case you wish to turn them over more often. We may be able to supply an extra change for a small charge..please enquire if this is required.

Disabled/Mobility impaired
Suitable units are marked on the "Summary" page. These units have level access to the unit or to lifts/elevators to take you to the units. The units themselves have no special facilities such as handles/rails etc, and some have  'walk in' showers which suit 'seated' showering. Please enquire if you have special needs so that we can ensure things run smoothly for you.
